On this kitchen remodel, the homeowners were looking for something very special.  Their house had been expanded several times, but it was lacking a central focal point for entertaining.  Our clients liked the general appearance of their home, so we decided to nestle the kitchen expansion in between the original house and two additions. Karl Bloedel Construction completed the original construction plans and began enclosing the structure.  While researching kitchen options, the homeowners were impressed by the work of a design firm in Mankato, MN, so they brought them on board to do the interior design.  Coordinating with the designers and homeowners, Karl Bloedel Construction completed all the demo, foundation, framing, roofing, window and door installation, drywall, flooring installation, cabinet installation, and interior finish and trim.  We also built the new deck entry, installed soffit and fascia, and installed the manufactured stone siding.  The end result: a spectacular kitchen with excellent space and light, a new central hub for the home for entertaining or everyday.

Executive Kitchen Conversion

1901 Victorian House

On this beautiful 1901 Victorian House in Lake Mills, IA, Karl Bloedel Construction had the opportunity to reconstruct portions of the curved porch.  After installing new treated tongue and groove porch flooring, KBC rebuilt the columns with new bases and then laminated treated lumber to make the curved railing sections.

 

A full list of tasks follows: KBC installed the new porch floor, repaired the original columns, crafted new treated railing sections for both the lower porch and upper deck rail, overlaid the front stoop with a new stair, and constructed a completely new wheelchair access in the same style as the original house.  The pergola construction allows the access to seamlessly connect the house with the ornamental gardens.

 

A very nice siding project features cement board lap siding, shakes, and manufactured stone all working together to transform this home's curb appeal.

Complete Kitchen Remodel

This kitchen remodel consisted of a complete demo and rebuild. Karl Bloedel Construction completed the following tasks: Detailed pre-construction drawings with 3D elevations,

demoed plaster, reconfigured room layout with new bearing beams, installed sheetrock, tape, mud and texture.

Leveled floors and installed new solid maple flooring.

Built custom quartersawn oak cabinets & installed new entry door, garage door, kitchen picture window w/transom, and dining room window. Fabricate and installed custom wainscoat with picture ledge, built custom laminate countertops and computer nook, also built oak coat closet with hardwood doors.

 

Karl Bloedel Construction Replaced inoperable patio door with French + 2 stationary panels, with integral blinds. Bye bye, old patio door... hello gorgeous Pella french door!

Many of these iconic dairy barns in Northern Iowa have fallen into disuse and disrepair. When a longtime client approached us with the idea to convert this one into something more useful for modern farming, we jumped at the chance. In this particular case, Karl Bloedel Construction was able to convert an unused dairy barn into a heatable farm workshop.

We raised the interior ceiling, applied steel ceiling cover and insulated walls and attic, framed large overhead door opening and dropped gable wall, installed overhead door and opener, dropped former hayloft floor with the exception of a storage loft. We also installed windows and walk doors, insulated and applied sheeting to the interior lower level walls, filled gutter drain with concrete, leveled and filled surface of concrete in stall areas.

We finished it all off by installing red steel siding on gables and sidewalls, did extensive foundation repair and topcoat. New workspace!

Dairy Barn Conversion

This palatial house near the lake had seen many years of dutiful service, but the front portico was beginning to fail.  A truly unique project, it was a pleasure to give the house a facelift as well as add wonderful utility - a new 2nd story porch overlooking the bay!

In this series of photos, Karl Bloedel Construction replaced the columns, framed the gable roof, added the 2nd story deck, and replaced one window with a French door to provide access to the deck.

Other projects for this homeowner include window replacement and the building of a custom bath vanity.

 

New Columns and a New Porch

Exterior Face-lift

This project was a great exterior facelift for the 100+ year old house. Karl Bloedel Construction, in this latest phase of the project, finished the exterior of the house.

Karl Bloedel Construction installed new siding, roofing, soffit, fascia cover, and gutter. They also installed LP Smartside siding product, GAF Timberline architectural shingles, vinyl shakes on the upper gables, aliminum soffit and fascia cover with steel gutters and drops. The homeowner picked a lot of nice products that should last for years to come.

In an earlier phase of this same remodel, KBC built the 16x21 1st story addition, installed the Pella windows, and wrapped the house in foam insulation.

Window Replacement

This project was a nice window job. The clients had a very well maintained home, updated throughout, but the original windows were showing their age and were difficult to operate and maintain. The clients had several of their curbside windows replaced by a different contractor with a vinyl-framed product in a pocket installation, but the homeowner was not satisfied with the reduction of glass area. The period and character of the house was very important as the original trim was all in fine shape and consistent throughout. The homeowners preferred not to go with the traditional nailing fin full demo/install because of its large impact on the interior trim and exterior siding.
